The five-year contract signed by Jack Grealish at Aston Villa reportedly contains a release clause that will allow him to leave for £45m.
Championship promotion hopefuls Villa rebuffed interest in their prized asset in the summer from Tottenham Hotspur and Chelsea.
Spurs in particular were keen on signing Grealish, but the 23-year-old put pen to paper on a new long-term deal last week that will keep him under contract until 2023.
The Times reports that Grealish, who now earns £45,000 a week at Villa Park, was persuaded to commit his future to the club with the inclusion of a buyout clause.
Tottenham are said to have tabled a £25m offer for the Villa academy product last month, but they will now need to add a further £20m to that sum if they are to land his signature.
